From M1 junction 16 take the A45 towards Northampton. At the first roundabout turn right (sign posted Kislingbury).

From Northampton take the A45 towards Daventry and proceed down the dual-carriageway into open country. At the first roundabout turn left (sign posted Kislingbury).

Then from either direction, follow the road over the river Nene and through the “S” bends into the High Street, taking the first turning on the right into Starmers Lane, at the end of which, at it’s junction with Church Lane., Meadow Cottage is directly in front of you.

Meadow Cottage is situated in the old quarter of the village, backs onto open countryside and is within a few hundred yards walk of the local amenities.

The village is well resourced with a day nursery, primary school (Campion Senior School 2 miles away at neighbouring Bugbrooke), shop/post office, two churches, three pubs/eateries, cricket, bowls and football clubs and a wide range of active associations including arts & crafts, amateur dramatics, the over fifties and the ramblers.

There is a regular bus service to Northampton and neighbouring villages, and a mobile visiting library and bank..

For those seeking private education there are good boys’ and girls’ schools in the Northampton area, together with public schools at Oundle, Rugby and Stowe. Northampton also has a sixth form college and a university

A choice of doctors, dentists and opticians is available in some of the neighbouring villages and Northampton, which also has a general hospital with A&E department.

For the sports inclined there is an abundance of quality resources on the doorstep including: Gyms and sports centres, swimming pools, golf courses, amateur and professional rugby, cricket and football.

There is excellent fishing locally in the river Nene, Grand Union Canal, lakes and reservoirs. Water sports facilities, including sailing are available at Pittsford Reservoir, Draycote Water, Milton Keynes and Rutland Water.

Nearby Towcester has a national hunt race course and within an hour by car there are also race courses at Warwick, Leicester, Uttoxeter and Huntingdon. Point to point racing also features prominently in and around Northamptonshire.

There is good rough (subject to licence and right of access) and competition shooting throughout the county.

The motor racing circuit at Silverstone is circa 15 miles away and Donnington Park is within an hour up the M1.

Kislingbury was flooded in 1998. Since then extensive flood defences have been built by the Environment Agency and there has been no reoccurrence of flooding, although similar levels of water have since built up in the Nene Valley from time to time. In short, the defences are proven to work. The area of the village in which Meadow Cottage sits is rated by the Environment Agency as “at low risk” which the Agency defines as “Unlikely to flood except in extreme conditions”.
